The Brooksville City Council denied a recent request for rezoning a property to allow for 93 single and two-story single-family homes on 50-foot lots. Council members cited concerns for traffic on Wiscon Road as the main factor. Wastewater and flooding concerns also factored into the Council’s decision.
The 41.22-acre property, located on the north side of Wiscon Road and immediately east of Horse Lake Road was formerly zoned Planned Development Project – Multi-Family (PDP-MF) to allow for an apartment community. The entrance proposed was to be directly across Wiscon Road, opposite the Seagate Community.
The petitioner, Newkirk Engineering represented by Cody Bogart, sought to change the zoning to Planned Development Project – Residential (PDP-R) and also to improve Wiscon Road to provide a right-turn lane into the development.
Council Member David Bailey requested the developer consider increasing the lot size to avoid a “Monopoly Board” appearance. The developer was not present to address this request. Bogart answered that the goal of this subdivision was to provide the maximum number of homes allowed by municipal standards.
