Commissioners recently approved the rezoning of four contiguous parcels on the southwest corner of Yontz Road and Ponce De Leon Boulevard (US 98) to allow for construction of 200 townhomes and 250,000 square feet of commercial space. Commissioner Steve Champion has property nearby and abstained from the 3-0 approval. Commissioner Brian Hawkins was absent from this meeting.
The group of properties, previously zoned as Planned Development Project / General Commercial (PDP/GC) with C-2 uses, is now designated as Combined Planned Development Project – Multifamily / General Commercial (CPDP – PDP-MF and PDP-GC).
The vision for the property’s owner, Robert Burke of Brooksville Commons, LLC, is to construct 200 townhomes in 4 and 6-unit buildings, with commercial space and out parcels. The townhomes are expected to be fee-simple and are not considered affordable housing or rental properties.
Commissioner John Allocco’s biggest concern is the access points, particularly in the commercial area. Cliff Manuel, President of Coastal Engineering, acknowledged the proximity to the difficult intersection and plans to push access further west on Yontz, away from the intersection, to ensure proper turning into the property.
