Hammock Ridge developer requests brownfield designation

At the September 19, 2017, Board of County Commissioners meeting, a request from Goldstein Environmental Law Firm was presented. This request was on behalf of HTG Hammock Ridge, LLC, requesting for the property at 8274 Omaha Circle, Spring Hill be designated as a Green Reuse Area under Florida’s Brownfield Redevelopment Act. Florida Statute 376.80(2)(c).
Once the area is completely developed, the property will contain 104 affordable residential rental units. The requested is being submitted because of the perception of contamination due to unregulated dumping. The amount of contamination will require time and money to be addressed by environmental, engineering, and legal consultants. With the granting of the designation, Hammock Ridge will have available, limited state-based economic benefits to help offset the unknown costs. By approving this designation request Hammock Ridge believes the redevelopment will help revive this area of the county.
The request requires two public hearings, and it has been requested to the board, to set those for October 10, 2017 and October 24, 2017. At those meetings, the applicant will be required to show statutory requirements compliance for land use.
