NOTICE OF FORECLOSURE SALE
NOTICE IS HEREBY GIVEN pursuant to a Final Judgment of Foreclosure dated December 20, 2022, and entered in Case No. 2021-CA975 in the Circuit Court of the 5th Judicial Circuit in and for Hernando County, Florida, wherein RICHARD C. SULTENFUSS and MARY ELIZABETH SULTENFUSS, husband and wife, were the Plaintiffs and THOMAS BIELAWSKI was the Defendant. The Clerk will sell to the highest bidder, for cash, at the Courthouse beginning at 11:00am on the prescribed date at 20 N. Main St., 2nd Floor, Brooksville, FL 34601 on the 2nd day of March 2023, the following described property as set forth in said Final Judgment:

Begin at the Northeast corner of the Northeast 1/4 of the Southeast 1/4 of Section 20, Township 22 South, Range 21 East, Hernando County, Florida, run thence South 00° 28’ 49” West along the East line of said Section 20, a distance of 356.40 feet; thence South 88° 18’ 40” West, 313.20 feet to the Easterly right-of-way line of Croom Rital Road; thence North 09° 44’ 30” West along said Easterly right-of-way line, a distance 312.11 feet; thence departing said right of way line, South 89° 41’ 29” East 99.44 feet; thence North 00° 28’ 49” East, 60.00 feet to the East/West 1/2 Section line; thence South 89° 41’ 29” East 268.92 feet to the POINT OF BEGINNING.
TOGETHER WITH an undivided interest in and to that certain Access and Utility Tract as described hereon. ACCESS AND UTILITY TRACT – The West 60 feet of the East 1/2 of the East 1/2 of the Southeast 1/4 of the Northeast 1/4 of Section 20, Township 22 South, Range 21 East, Hernando County, Florida, LESS the North 622.90 feet thereof, AND the North 60 feet of the Northeast 1/4 of the Southeast 1/4 of said Section 20, lying East of Croom Rital Road, LESS the East 268.92 feet thereof.
TOGETHER WITH 1988 CHAM Doublewide-Mobile Home ID #048163C4178A&B, Title #45781393 & Title #45767681, RP #R443767 & R443768, which is permanently affixed to above described property.
ANY PERSON CLAIMING AN INTEREST IN THE SURPLUS OF THE SALE, IF ANY, OTHER THAN THE PROPERTY OWNER, AS OF THE DATE OF THE LIS PENDENS, MUST FILE A CLAIM WITHIN SIXTY (60) DAYS OF THE SALE
